Selling Your Commercial Property

STRATEGY IS PARAMOUNT WHEN DETERMINING IF YOU SHOULD SELL YOUR BUILDING OR KEEP IT. LET'S TALK.

When is the right time to sell your building? Are you better off to lease the building and take the cash flow? What sort of price could you get in this crazy market?
All of these questions can be answered with one meeting..

LISTING YOUR BUILDING CAN BE A VERY STRESSFUL SITUATION BUT IT DOESN'T HAVE TO BE

ALL LISTINGS ARE NOT CREATED EQUAL….True we are in an extended “hot market” on the commercial and residential side here in North Idaho but that should not deter sellers from receiving the very best service they can on a building. While pricing is important and the goal remains to get the most money out of it there is a lot of strategy that goes into listing a building.  Being a CCIM (Certified Commercial Investment Manager) we have the financial analysis training to layout a variety of scenarios for you to determine what’s ultimately best for you at the end of the day.

key things to take into consideration when selling commercial property

Selling your property shouldn’t be as simple as setting a price and crossing your fingers that you get what you hope out of it.  There’s a lot more that you need to be cognisant of when disposing of a property.

  • What’s the market doing now and where is it headed?
  • What’s the going Cap Rate for commercial properties?
  • What is the potential lease rate for the building?
  • What are the tax ramifications of selling the building vs leasing out the building?
  • Is leveraging the building to acquire more investments an option?
  • Where will the listing show up when you finally do get it for sale?
  • Is the agent well versed in commercial investments?
  • How many other listings does the agent have at this moment?  Will you be put on the backburner?

These are all things that you should take into account when exploring the possibility of selling your building. We can walk you through all of these scenarios.
